Bright Spot in Tough Times!
We all know of the market turmoil that is spread throughout all economic markets. The truth is things are never as bad as they seem. Nor are they as good as you may think! The truth is always somewhere in the middle.
As a real estate agent whose primary focus is in the second home market that involves selling “wants” and not “needs,” it’s very challenging even in good times. When primary home markets become sluggish, secondary home markets follow suit. And as we all know real estate markets everywhere are facing tough times. But as I’ve learned over the years, there are always “Bright Spots” in tough times that lend to great opportunities for those who are willing to look for it. Now is the time to take advantage of these great opportunities!
The first “Bright Spot” comes by in the form of the quality communities that remain successful in spite of the tough times that other areas and communities are experiencing. One such community is Lonesome Valley, in Cashiers, NC, a 900-acre community, nestled into a spectacular box canyon (the highest in the eastern United States). With soaring granite rock walls that surround a lush Appalachian forest of hardwood trees, mountain laurel and rhododendron that are accented with clear mountain streams and several mountain lakes, Lonesome Valley provides the feel and ambience of a family mountain retreat. Lonesome provides for family activities that include, fly fishing, hiking, canoeing, rock climbing and other regularly planned family events that are centered around the athletic barn, pool and clubhouse. You have the feel of being miles away from the rest of the world, yet you are only 10 minutes to downtown Cashiers. Since its inception in 2004, Lonesome Valley, with approximately 200 lots spread across 900+ acres (much of which has been dedicated to common areas for the community) has remained successful in its ability to attract new families into its community.
Seeing this “Bright Spot,” Southern Prestige Properties along with Mountain Venture Group have begun a new venture in Lonesome Valley, the Cottages of Rhodie Point. These will be a series of Arch Images designed cottages that will be constructed by Buildersmith Construction. With 4 cottage sites in the first phase, The Cottages of Rhodie Point will eventually consist of 10 luxury mountain cottages, in a setting unique to each property. The next “Bright Spot” comes in the form of the many great values that are available to the buyer who wishes to find the perfect lot or piece of land and build their dream. There is a large inventory of lots and land available and the time couldn’t better to make a great deal on that property. The second part of this equation is builders are hungry and willing to sign a firm contract at a rock bottom price. It’s a buyer’s market for land and finding a cost-conscious builder. I am aware of many great values in Lake Toxaway (golf course, lake and mountain view properties), as well as many of the surrounding communities including Mountaintop Golf Club (in Cashiers), Little Sheep Cliff (for those who want large lots, privacy) and the Preserve at Rock Creek.
The next “Bright Spot” is for the buyer looking for an existing home at a great value. The inventory of top quality homes has never been greater. The key here is to find the best home, in the best community at the best price. Over the last 5 years many small neighborhood communities have cropped up, and along with them came many spec homes. This has given us an ample supply of high quality homes that are being offered at bargain prices.
The biggest “Bright Spot” is the Cashiers, Lake Toxaway, Highlands area. While we are not immune to the slow down in the real estate markets, we are, and always have been less affected. With many in our work force beginning to look for a more manageable lifestyle, Western North Carolina will remain one of the more desirable areas for relocation. When things are bad everywhere else, things are still pretty good here!!
